Charcoal siding on a Denver home, the left half dusty and streaked, the right half washed clean

Denver Metro

House Washing

Your siding is not a driveway. We wash it like it costs what it costs.

What it is

House washing is how we clean the outside walls of a home without blasting them. We use a soft wash method: a low-pressure stream carries a cleaning solution onto the siding, it dwells long enough to break down dirt, pollen, spider webs, and growth, and then we rinse it all away. The result is a home that looks repainted without the risk of forcing water behind the siding or chipping the paint.

We wash vinyl, fiber cement, painted wood, stucco, brick, stone veneer, and metal trim. Each one gets a different mix and a different approach. Stucco is porous and needs extra rinse. Painted wood needs a gentle touch. Fiber cement is tough but shows streaks if the soap dries on it, so we work in sections and out of direct sun when we can.

Equipment and method

The soft wash side of the rig runs a dedicated low-pressure pump, so we can reach second-story walls and gables from the ground with no ladder scraping your gutters. Solution strength is mixed on site for the surface and the level of buildup. Downspouts, window screens, light fixtures, and door frames are detailed by hand. Outlets and fixtures get covered, and windows are rinsed so soap does not spot the glass.

We pre-wet and post-rinse every plant bed along the foundation. If your home has hard water spotting on the glass or the lower siding, we can add a spot-free final rinse with filtered water so the finish dries clean.

What is included

  • Full soft wash of all siding, soffits, fascia, and trim
  • Gutter faces brightened to remove the black tiger stripes
  • Front door, garage door, and entry detailed by hand
  • Light fixtures, house numbers, and vents cleaned
  • Plant beds pre-wet and rinsed before and after
  • Spot-free final rinse available for hard water areas

Signs you need it

  • A film of dust you can wipe off with a finger
  • Green or black growth on the north side
  • Spider webs packed under the eaves
  • Gutter faces with black streaks
  • Paint that looks faded, and you are pricing a repaint

The Colorado angle

Denver homes take a beating most of the country never sees. High-altitude UV fades paint and vinyl faster, and a layer of dust makes it look even worse. Hard water from sprinklers leaves white spotting on the lower walls. Pine and cottonwood season coats everything in sap and fuzz. And after a heavy wildfire smoke stretch, siding can carry a gray, greasy residue that will not rinse off with a garden hose. A soft wash takes all of it off without wearing down the finish you paid for.

Quick answers

Will soft washing hurt my plants?

No. We pre-wet the beds so the leaves do not absorb solution, keep our mix at the strength the surface needs, and rinse heavily after. Plants come through it fine.

Can you reach the second story without a ladder?

Yes. The soft wash system reaches up to about three stories from the ground. We only bring out ladders for detail work on tall gables or tight spots.

How often should I wash my house?

Once a year keeps most Denver homes looking sharp. Homes near busy roads, under big pines, or with heavy sprinkler overspray do better on a spring and fall schedule.
